We’ve heard that it’s tough for real estate equity to find good risk adjusted returns these days.  Another wave of developers are now part of the lending club.  Funds are forced to return committed capital to their investors simply because they cannot find the targeted deals.  Big shops are buying stablized assets anticipating some market adjustment.  Is it true assets are overpriced?  Where are we standing from historical perspective?  What are today's emerging markets?  Where do opportunities lie? 

Thinking a bit beyond, are you worried about NYC fiscal health as tax revenue shrinks and how it might impact its ever booming real estate business?  Are Opportunity Zones really making a difference?  How do foreign capital adjust their expectation combined with what’s happening in their home country, eg.
